Not quite. Student housing relies on a yearly turnover for the next wave of freshers. Because of this, the government introduced a rule called Ground 4A.

The Ground 4A Rule Explained

Landlords of private student HMOs (shared houses of 3+ students) can legally evict tenants at the end of the academic year. However, they must intend to let the property to a new student group.

To use Ground 4A legally, your landlord must follow strict rules:

  • Prior Notice: They must state in writing before your tenancy begins that they might use Ground 4A in the summer.
  • The 4-Month Window: The landlord must give you at least 4 months’ notice to leave.
