Keys can be collected from our Crookes Valley Road office OR our City Centre office. We will let you know which office to us depending on the property location and your circumstances.

Crookesmoor – One member of your household will need to collect the keys on behalf of all the tenants. You will need to provide ID at collection from our office.

City – Once you have collected your keys a member of the team will escort you to the property, provide you with the access codes and check the smoke alarm. If your move in date falls on a Saturday or Sunday, we will make alternative arrangements with you.

When you move in, it’s important to have a thorough check of the property. We have distinctive processes for recording your notes/requests.

Maintenance – Things that need action

You are required to return your keys to the office on or before the date your tenancy ends. Please inform us prior to the date if you have any problems or need to discuss alternative instructions. On the day you move out, please make a note of any meter readings. Once your keys have been returned, we will inspect the property thoroughly (within 24 hours) Any damages, cleaning, missing furniture, rubbish removal or missing keys will be documented and may incur charges. You must make sure that all utility bills are paid up to date and accounts are closed. We will need to see evidence of this to enable the return of your deposit.

Once you have vacated and complied with the issued checkout procedure then we will process the deposit via the DPS website. Please click here for further info on deposits.

When moving out the house must be left in a suitable state of repair and cleanliness for the next tenant. We strongly advise you to follow the cleaning checklist. Cleaning includes removal of any excess rubbish. Please do not leave extra black bags and other waste around the bins.

All utility bills must be paid in full up to the last day of the term. The original bills showing the meter readings and proof of payment must be provided. This does not apply to bills included properties in the City Centre.

It is essential that you record your meter readings when moving out to avoid extra charges and to pass them onto the relevant Utility suppliers.

When moving into your property, you may want to have some walls repainted. Depending on your plans for the room, you have 2 options;

1. Repaint

If you choose to have walls repainted then you must agree not to fix anything to the wall and return the paintwork with no damage.

2. Leave as they are

If your walls are already marked and you want to fix posters, then this is fine and we will not repaint them.

We have a rolling program for communal painting so if any work is going to be carried out after your contract starts then we will email you to inform you of timescales.

The tenant is responsible for contents insurance to cover your own personal possessions. Thornsett Properties will insure the building.

We will send you advanced notification of our visit and expect the property to be kept clean and damage free. If we find any problems, you will be contacted with details of any action required.

Please use the appropriate coloured bins for waste and recycling.

Black wheeled bins are provided to households in Sheffield for the disposal of domestic waste and are collected every 2 weeks.

Brown wheeled bins are provided to households in Sheffield to recycle glass, cans, tins and plastic bottles and are collected every 4 weeks.

Blue wheeled bins are provided to recycle paper and card and are collected every 4 weeks.

Veolia Sheffield

Please be aware that your property may be in a parking permit zone. If this is the case, you will be required to apply to Sheffield City Council for a Parking Permit. A maximum of two Permit Zone passes are allocated to a property. Apply for your permits early to avoid any delay in receiving them in time.

To apply for a Parking Permit, please visit the Sheffield City Council website.

PLEASE NOTE – The Landlord will not be responsible for supplying parking permits issued by other authorities or companies or paying any parking fines incurred due to non-compliance with parking regulations.

Woodseats House

All 14 apartments have 1 allocated space per flat. There are 3 visitor spaces which are shared between all residents. You must inform us of your vehicle registration number to be added to the AMPR system. You can input any visitor details into the tablet provided in the communal entrance. Residents and visitors park their cars at their own risk and Thornsett Properties cannot be held responsible for any damages caused.

The following Thornsett properties are car free schemes, which means the tenants cannot apply for Sheffield City Council parking permits:
